| What approach should I consider in building a house? |
You've just bought, inherited, or in whatever way, acquired an empty lot where you'd want your house to be built and where you and your family can spend your lives in.
The question is: Will you experiment and build your own house? Or will you entrust it to someone who has plenty of experience in house design and construction?
Some points of advice are listed in this article that will give you more awareness on how things go about in house building.

A house cannot be built overnight, literally, needless to say. Nor can it be designed in a single sitting. Well, you CAN design it. You can provide materials and equipment for it. And you can "manage" its construction. You can do all these, but, most probably, uneconomically, inefficient, and worst of all, unsafe.
House building is not as simple as it looks. Much more complicated is its design. Many would think that placing a huge number of rebars in concrete would help strengthen it. And how much more accurate can someone, without enough knowledge in design, determine the amount of pressure the structure will get over its lifetime (which is, everyone would prefer, a very long time)? |

Yes, you can simply choose a design from any house-building book, which you can get in the nearest bookstore. All the details can be found inside, and all you have to do is choose which suits you best. But is that design suitable for your lot? Are you taking into consideration the safety of its foundation on the soil beneath? Are you capable of modifying the design without risking the integrity of the structure?
And what about its construction? Are you capable of managing a hundred orders of materials a day? Will you be preparing enough money to rent, or buy, equipment that you will no longer need after construction?
Your answer to these questions is probably "No". Unless you're an experienced designer, or an experienced builder, AND you have a lot of time and resources, then building on your own is not your option. If you're building yourself, then you will have to prepare for all of these and a whole lot more.

The best solution to your home building problem is to hire a professional.
|
Professional homebuilders provide you with solutions to all these problems.
First of all, engineers and architects working for these companies employ their knowledge, skills, and experience in designing the main structure of your house.
Architects, with their knowledge in aesthetic and structural design, envision all possible schemes of houses that can be built on your lot. Experience is an important factor in the success of the design. Good architects make every corner of the house useful and aesthetically satisfying, with their architectural detailing, and are able to anticipate any future problem the occupants may encounter. They are able to present the details to the constructors clearly, including materials to be used for finishing and furnishing. They also submit their structural design to the engineers for analysis and detailing.

| House design in itself can be very complicated for someone without enough knowledge and experience in this field. |
It's not simply putting in as many steel bars in concrete as possible, and it's not just "the bigger the footing (or beams, or columns, etc.), the better". Engineers design these structures so as to have the most economical proportions of materials without risking the safety of the structure, or the house for this matter. For example, reinforced concrete (RC), which most houses are mainly made of, is a combination of reinforcing steel and concrete. Only a certain amount of steel should be used in RC. Otherwise, it may either pose a great risk of what engineers call "brittle failure", where too much steel causes sudden failure of the RC occurs without any warning, or the steel in the RC may be completely useless that it breaks easily. Remember that steel is much more expensive than cement (or concrete). A good design will not only make your house intact, but will also save you a considerable amount of money.
Many design and construction companies use high-technology computer software, such as STAAD and AutoCAD, in calculating all the possible forces the structure will encounter, earthquakes, wind and all, and use them to economically and safely design the components of the structure. The underlying soil is also analyzed in some cases where there is risk of erosion, landslide, or any other activity, and the analysis is considered in the design of the foundation and the structure. The results are interpreted by the engineers and architects, and translate them to drawings that will be used by the workers for construction. You will have to learn these programs if you wish to design for yourself, or, if you're not a licensed engineer, you will have to hire someone to make and sign the plans for you, for legal purposes, which translates to a huge amount of money for fees.

Construction can cost you a lot, not unless you're an experienced builder.
Steel formworks and false works are provided by most contractors

When the design is prepared, the next thing to do is build the house. This is much more complicated as it sounds. Hiring a builder is the best solution to this. It is a lot more advantageous in terms of time, money, effort, and quality of work.
Some of the expenses in the construction of a house include materials, labor, tools and equipment, formworks and scaffoldings, and permits. All of these should be managed to save as much resources as possible and experienced construction project managers do this very well. They handle this type of work almost everyday and they should know what to do, when to do it, and how to do it well.
Because of regular purchase of materials they need for numerous projects, contractors usually get volume discounts from suppliers when they order. They have a pool of trusted suppliers and get items at a much lower cost than for one-time buyers. Orders are quickly made without the need of canvassing for low prices, and idle time due to this is eliminated and used for other important matters.
Manpower is another advantage for a construction company because they have regular groups of workers working for them. Familiarity with their people gives the companies the upper hand than those who build single projects.
Other expenses, tools and equipment, formworks and scaffoldings, are either bought or rented. If you would not ask for construction services, you will have to plan the purchases and rentals of these keeping in mind that it will not be useful after the house is complete.
Regular builders usually have tools and equipment for their use in many of their projects. They provide for the initial cost, use it over and over for many years, and the only other expense in their part is the maintenance. Rental of heavy equipment is very expensive considering that they are charged on an hourly basis, and the cost can pile up quickly if the project is not scheduled properly. They use steel scaffolds and forms so they can use it for a much longer time than wooden ones, which you will probably use if you will build yourself.

Most tools and equipment will no longer be needed after the project if you build alone.
 |
Aside from the costs, many other factors make hiring homebuilders highly advantageous. First of all, the standardized and systematic approach to their projects is always being improved to increase their efficiency and accuracy, which will significantly reduce your expenses in the long run, as well as the project's duration.
Their experience in construction gives them the ability to identify, respond to, and solve many problems that are present in construction projects readily. Problems arise in construction very frequently and without enough experience, you will definitely have a difficult time dealing with it. Wastage is also minimized through proper handling and usage of construction materials.

The only problem left for you is to choose the correct builder. It is recommended that you choose one that can suit all your needs and who is trusted to do all its work well.
Some homebuilders even provide its customers with assistance to all other matters pertaining to the construction of your house such as permits and financing. This way, you will not have to worry too much about the necessary documents for construction. Also look for builders that give quality after sales service to do repairs and answer any house-related question you will encounter.
Remember that a house is one of the biggest investments a person will make so you should plan your steps before taking them. Just make sure everything counts and the rewards will be satisfying.
